    Another episode from life in lockdown! A lot of people ask me WHY I place no value on likes or comments. The truth is, I actually do get a lot of these, it just varies on different channels is all. TikTok is definitely showing itself to be my highest engaging platform at the moment, that's for sure. For me, I value views and reach more than anything. I'd rather over 2,000 people see a post, than 10 people hitting the like button. What do you value with your social media results?

    Looking to build a brand?

    Trying to build a brand can be tough. Retaining it can be tougher. I've seen many "influencers" come and go in my time, and I'm so thrilled to still be here, at the top of my game marketing property on social media, almost a decade on. I won't lie, building a brand is HARD WORK at the best of times. While I had a personal brand, I started my business just before the pandemic hit, and had to draw upon all my knowledge, experience and skill to make it a success in one of the worst economic climates the world has ever seen. The key to my success, I believe, is that I continue to stay relevant, and continue to innovate and lead the real estate industry when it comes to online marketing. I created my own path over the past 9.5 years and I'm stoked to see so many agents take my ideas and concepts and use them for themselves. With so many clients across 4 countries, I'm able to take bits and pieces in all marketplaces and mould them into one universal approach. While many rely on local inspiration, I've been fortunate enough to have many international influencers in my career. You will always cop shit when trying something new. I did when I started and I'm glad to see those marketing properties on social media today, have it easier than I did. The important thing to remember is to keep showing up. I hope you find this session of value.

    Want to target a certain group of people on social media? It's simple, download your database from your CRM and upload into Facebook. Then, create certain types of ads directed at that particular audience so it's hitting the RIGHT people.

    Some people think agents just roll up to open homes and take names and numbers. They can think it's THAT simple. Why? Because we don't do a great job at selling WHAT we actually do. There is a lot of work we do behind the scenes in the lead up to a campaign that people may not know and this is a classic case. Below is how it looked looked on Friday and how it looks now. I encourage agents to start putting out content of the work that's involved behind the scenes, not just your results in the lead up to Spring.

    Hey team, I know, I’m looking scruffy, but to capture the mood of this video it was needed to be honest. I’ve been marketing property on social media for almost a decade now. I never planned on opening a marketing agency and there was no one around to show me how to market real estate on Facebook back in 2012. So, I made MANY mistakes. I think the two key elements that proved successful for me were; Not having business pages back in those days, only a personal profile. So I was talking TO my friends, not AT strangers on the internet. I was so desperate to get listings. I wasn’t from Sydney’s east and I didn’t have a network. I had to be creative and thought, what If I show my 4,500 friends JUST HOW HARD I WORK. See, real estate agents had a reputation as doing very little, but charging very big (probably still do). For my part, I wanted to show that I was a worker, and I work just as hard behind the scenes as I do on Auction day or at open homes. A simple video like this went out in 2017 across my platforms. I think by that stage I had around 20,000 followers on socials. With the right copy, it generated a lot of interest as it wasn’t so much about ME, but the work we did for the OWNER whilst showcasing a great success. Right now, more than ever, owners need assurance that whoever they employ to sell their property will put in the work.

    You could be the cause of all the negativity you see online

    Sound odd? Reason being is the algorithms pick up on your past behavior. Like the way to google a random website, and then you start seeing that product/service everywhere. We are asking people, especially in Australia right now to be conscious of what they are consuming online AND what they are putting out. We want people going through a hard time to break the pattern, and have it replaced with positiveness. You could be the cause of all the negativity you see online.
